In this article, we’re covering what to look for when evaluating different pressure washing companies. along with the signs of a bad pressure washing company.

What to look for in a Pressure Washing Company

When you’re searching and find a potential pressure washing company to hire and they have an outdated or hard to navigate website. you may not want to consider hiring them. Pressure washing companies that you consider should have a beautiful website design and are easy to navigate. This is an important factor seeing we all know that our website is now the face of our company and if they will not take pride and giving an enjoyable time on the website, then how much pride will they have in their work. If they don’t have pride in the main image of their company what kind of work are, they going to do.

What to Ask for from a Pressure Washing Company


Something most pressure washing companies will not inform you of is a COI or Certificate of Insurance available to be sent to you as the consumer. A COI is a legally binding document that shows the insurance that is carried by the company and its policy limits. A Certificate of Insurance should always be sent to you from the companies’ insurance agent. Unfortunately, there are a lot of unscrupulous people in business and will forge these documents to give you false hope. As you can probably guess pressure washing has a risk of injury which is why is it so important to ensure the company you hire has both general liability and workers’ compensation.

General liability will cover if they do any damage to your property. Workers’ compensation will cover if the employees are injured. Without a workers’ compensation insurance policy, “if someone gets hurt, they can sue you for injury on your homeowner’s policy”. Quote from my Mother who has been in insurance for 37 years.

Pressure Washing Process

New people get into the pressure washing industry every year and unfortunately, most of them don’t understand proper pressure washing techniques. A lot of new pressure washers even think because of the name we have to use high-pressure all the time. When this is actually hardly ever the case.


When washing a house, you want to find somebody that uses either low pressure or soft washing techniques. Even if somebody uses high pressure on brick, it can cause damage to the mortar. Another example would be if they are unaware of what frosted brick is. And how easily they can remove it from the brick. Or if they use a turbo nozzle which can cut through brick itself.

Roof washing is quite a delicate process and needs to be handled with the proper equipment. Unless they make the roof from clay tiles or metal, we cannot even use a low-pressure technique. Asphalt shingles roofs require only soft wash techniques only at 100 PSI or lower. Ask what percentage of sodium hypochlorite or bleach that they use in their solution. 3% to 4.5% sodium hydrochlorite is more than enough to treat the surface of the roof. However, a lot of pressure washing companies will use 6% to 12% to speed up time. The problem with that is it can do a lot of damage to the shingles along with landscaping and the siding on your house. I cover more in another article I did here.


If you’re looking to have your concrete cleaned, you want to ensure that the company will not be using the following items. A turbo nozzle or even a high-pressure nozzle. The most pressure you want on concrete is 1500 PSI. Otherwise, they will dig into parts of the concrete, removing the top layer that we call the cream. The best tool a concrete cleaner can use is a Surface Cleaner. This is what many customers call “the brush thing” seeing as it has a brush on the outside.

The Surface Cleaner spins in a circular pattern. Cleaning a nice even path without leaving marks that a pressure washing gun would leave.  Last, you want to ensure they will use a post-treatment solution that can have up to 6% sodium hypochlorite. They must ensure that they wet the Landscaping that touches the concrete before and after they apply the solution.

While there are many ways to clean an awning, ensure that they will not be using high pressure on the awning. It is best if the company applies the solution needed to remove the stains, use a brushed to agitate the awning, and let it set in. Then they can wash it away however you want them to use 1000 PSI or less with the pressure washer.


It’s sad to say, but wood cleaning is usually what some wrong the most. To begin with, the maximum amount of pressure you want to use when pressure washing wood is 1500 PSI. Also, never use a Surface Cleaner or Turbo nozzle. A turbo nozzle will just tear right into the wood while the Surface Cleaner spins in a circle, tearing against the grains. The next problem you want to avoid is the pressure washing company not soaking raw wood down with water first. If this is skipped, and they apply the solution, the bleach solution will penetrate the wood. When this happens, the bleach breaks down the lignin, which is the glue-like protein that holds all the fibers together. This break down causes the fibers to pull away from the wood and the wood also becomes discolored to a grayish tint.

What to Avoid from Pressure Washing Companies


When evaluating different pressure washing companies, you want to take special note of their online reviews. If they have all 5 Star reviews and have a significant amount of them. That may mean they are vetting their customers and not allowing any of the 4-star or lower reviews to get through. To ensure you are looking at all reviews, it is good to see some reviews that are not five stars. If you see a pressure washing company that has a lot of terrible reviews and they just make excuses for them. Do not listen to those companies’ excuses, customers are putting negative reviews on there for a reason.

Pressure Washing Companies that Take too Long to Return a Call

A company that does not have a secretary is not necessarily a bad company. Ha Ha, I say that I don’t have a secretary. However, if the company takes too long to respond to your call, this will show that they do not value your time. My advice is to move on and find a different pressure washing company.

No Lettering on the Vehicles

Finding a company that has lettering on their vehicles and at least a shirt as a uniform is more of a safety factor for you and your neighbors. There are some contractors that don’t letter their vehicles purposefully. They do this so they can scout the houses in neighborhoods for theft. I’m not trying to scare you, but that’s reality.
